Electrical Planning Report Guidance for Stratas in BC

Strata corporations in British Columbia with five or more lots are now required to obtain an electrical planning report (EPR). The EPR helps stratas to plan for future electrical demand - including electric vehicle (EV) charging and heat pumps. 

Guidance for the Preparation of Electrical Planning Reports for Strata Corporations in British Columbia was developed by the Condominium Home Owners Association of BC (CHOA) to clarify the scope of EPRs and to help guide EPR providers to meet the requirements in a cost-effective manner.  

The guide includes: 

  • Deadlines and exemptions for EPRs 

  • Definition of a Qualified Person 

  • Guidelines for data collection 

  • Guidance on anticipated future electrical demand 

  • Best practices for EPRs and how they relate to depreciation reports and EV ready plans. 

The guide is designed for EPR providers and may also provide helpful context for strata councils. Strata corporations are advised to ensure that they hire a Qualified Person to prepare the EPR, and ensure that their provider has read the guide.
