Member Spotlight: Warrington PCI Management

In the next installment of our Member Spotlight series, meet Chris Kasianchuk, Vice President - Property Management and Sustainability | Managing Broker of Warrington PCI Management. Headquartered in Vancouver, Warrington PCI Management is a fully integrated real estate company dedicated to protecting, creating and enhancing value for their clients and their assets.

 

Tell us about your company and your role within it.

I am the Vice President, Sustainability and Managing Broker at Warrington PCI Management. We are the largest commercial property management company in British Columbia with over 18 million square feet of office, retail, residential and industrial properties under management. My role focuses on reducing greenhouse gas emissions throughout our portfolio with the eventual goal of Net Zero emissions by 2050. 

 

Why did you become a B2E member? 

I strongly believe that the solution to climate change is collective, so I take every opportunity to engage with the broader electrification community to share ideas and best practices. B2E provides an ideal forum for interacting with the widest possible range of decarbonization stakeholders – from the education and training sector through suppliers and contractors to utility providers and government policymakers.  

Listening to and learning from those voices ensures that we in property management aren’t wasting precious time developing strategies that won’t work for the broader community. It’s only logical that any truly effective, equitable solutions for emissions reduction will emerge from forums such as B2E. 

  

What impact has the B2E community had on you? 

The B2E community has broadened my understanding of the challenges facing other members and the innovative ways they’re dealing with them. The knowledge I’ve gained from the lessons they’ve learned and shared has undoubtedly saved me countless hours in developing our own decarbonization strategy. 

  

Tell us about an exciting building electrification project that you’re working on.  

We’ve got several buildings with decarbonization strategies in their initial phases, but I’m most excited about the opportunity to leverage support programs from utility providerss to maximize the efficiency of our existing building systems and create high-level decarbonization strategies for our entire portfolio. WPM has enrolled multiple buildings in the Continuous Optimization Program and will be rolling out a large-scale Integrated Energy Audit program in 2024. The optimization piece will allow us to hit the 2026 City of Vancouver GHGi reduction targets, while the IEA program will give us the information and tools we need to engage in building electrification conversations with every one of our clients no matter where they are on their own decarbonization awareness pathways. 

 

What do you see as a key driver in advancing electrification in your industry?  

Demonstrating the connection between electrification and asset value. There is a proven direct link between clean energy and capitalization rates - we need to showcase the journey, outcomes and financial savings of successful deep energy retrofits to the community. This will help develop, demonstrate and reinforce the business case to owners.

And echoing others who have shared their stories in this space, joining B2E is an excellent step towards electrifying our buildings. The more we share, the more we learn and the greater the likelihood we’ll build the momentum required to collectively reduce and eliminate GHG emissions in the built environment.
